Manhattan’s pre-war apartment buildings — heavily concentrated on the Upper East and Upper West Sides and in Harlem — often have ornamental terra cotta and masonry detailing that requires specialized restoration knowledge, not standard brick repair. These buildings are almost universally over six stories, which means nearly all of them are subject to FISP inspection, and facade deterioration here carries real sidewalk-safety stakes given Manhattan’s pedestrian density. In Midtown and the Financial District, taller mixed-use and commercial buildings more often need curtain wall sealant and joint work alongside traditional masonry repair.
