“Pointing” refers to finishing the visible mortar joint on a new or repaired section of brickwork. “Repointing” specifically means removing old, failed mortar from existing joints and replacing it with new mortar — this is the far more common service request, since most calls come from buildings with visibly crumbling or missing mortar rather than new construction. In practice, most NYC contractors (including us) use the terms somewhat interchangeably, but the work being requested is almost always repointing.
Deteriorated mortar isn’t just cosmetic — it’s the primary way water gets behind a brick facade. Once water gets past failed mortar joints, it can freeze and expand in winter, gradually pushing brick out of place, or work its way into the wall assembly and cause interior damage that’s expensive to trace back to its source. On buildings subject to FISP inspection, failing mortar joints are one of the most common triggers for a SWARMP rating, since inspectors specifically look for joint condition as an indicator of overall facade health.
